How are rental rates determined?

At Masters Housing Bureau, the only rental organization sanctioned by the Augusta National, the homeowners determine the listing price for their homes. We understand that every home is different. For this reason, there are several factors involved that affect the decision to price a home at a certain number.

 

Main Factors

  • Number of bedrooms and bathrooms

Homeowners most often price their homes based on the number of bedrooms and full bathrooms that they have. If a home has four bedrooms or more, the homeowner is required to hire a daily maid service to keep the home clean and tidy for your stay. As a result, the rental rate is likely to increase.

  • Amenities in the home

Amenities such as pool tables, hot tubs, outdoor pools, and outdoor kitchens are considered luxuries and add to the charge of a home. Homeowners have a right to charge more for the home when luxury amenities are included because these niceties are liable to be damaged.

  • Property Type

In a similar way to how the number of bedrooms and full bathrooms can telegraph a price for homeowners, the property types a person has can determine what kind of price they’ll list the home. Whether the home is a sleeper home, a dinner home, or a host home can determine a price range, and whether the property is waterfront or within walking distance of the Augusta National can adjust the price as well.   • Distance from the Augusta National

Homeowners know that their guests value ease of access to the event that they’ve travelled to. Homes that are closer to the Masters Golf Tournament are often more coveted than houses that are farther away. In turn, these homes have a higher price than homes farther away.

 

Other Factors

The other major factor for determining rental rates is taxes and fees. This year, several new taxes were implemented by local communities. Along with an 8% sales tax, there is an accommodation tax and a lodging fee. The accommodation tax is 6% in Richmond County and 5% in Columbia County. The lodging fee is $6 per night in Richmond County and $5 per night in Columbia County.
